综述了美国次贷危机的演进现状，及其对美国民生、房地产业和全球经济的影
响，从Alt-A 和选择性可调整利率贷款
角度分析了次贷危机可能的未来演进；
文章认为劣质抵押贷款、抵押贷款利率
上升、次贷衍生产品推波助澜、信用评
级错误、人性和资本贪婪等是次贷危机
产生的原因，并在此基础上获得了几点

of the evolvement of American
subprime mortgage crisis and its impact
on people's livelihood, real estate and
global economy. The author thinks that
the subprime mortgage, rise in mortgage
rate, defivative products of subprime
mortgage, incorrect credit rating together
with greed led to the crisis. Lessons
learned from the crisis are put forward
in the end.
