本文运用2004年5月～2006年8月的月度数据，通过协整检验和VAR方法分析了“房地产新政”下的上海市房价变动情况。结果表明：“房地产新政”、商品房空置面积与房地产价格呈反向变动趋势，经济发展水平、人均可支配收入、房地产投资力度与房地产价格呈正向变动趋势，说明“房地产新政”对上海市房地产价格起到了明显的抑制作用。VAR分析结果表明：在滞后期，房地产价格本身和房地产投资力度对房地产价格的影响强度比较大，其他因素相对比较小，说明上海市房地产受市场预期和卖方势力的影响比较大。 - 关键词：
房地产价格；房地产新政；VAR； - Abstract: Monthly datum are handled through co-integrating and VAR to analyze influencing factors on Shanghai real estate price from May 2004 to Aug 2006 under ‘new real estate policies’. The results indicates that D1 and vacancy ratio contributed negative to CI, while Rjgyz, PDI and ratio of investment in housing to fixed asserts contribute positive to CI. We can conclude that ‘new housing policies’ repressed the housing price greatly. The results of VAR show that the housing price and ratio of investment in housing to fixed asserts contribute more stronger to the CI than others as lagged time are concerned, we can conclude that CI are influenced more by market expectation and bargainor power.
