文章以南京、上海、杭州市为例，探讨了影响人均居住用地指标的主要因素，一是居住建筑面积标准，二是容积率。从影响容积率的两个主要因素——建筑密度和建筑层数的角度，探讨了建筑层数与节地的关系及容积率和建筑密度合理阈值，最终给出了长三角人均居住用地指标的建议。 - 关键词：
人均居住用地；人均建筑面积；容积率；建筑密度；建筑层数； - Abstract: This paper discusses the main factors affecting residential land per capita. The one is per capita floor area, the other is floor area ratio. It also discusses the relationship between the layers and FAR and discusses the reasonable value range of FAR and residential density for different types of constructions. Finally, it gives the suggestion of per capita land area in Yangtze River Delta.
