目前，城市教育设施已经成为我国消费者购房考虑的重要因素。在特征价格模型广泛用于公共品评价之后，越来越多的研究人员开始对教育设施与住房价格关系进行定量研究。本文分别从教育设施的数量、质量和距离对住房价格的影响来梳理文献；在此基础上总结了现有研究的特点与不足：研究区域的尺度较小并且侧重大城市、教育设施种类不全以及教育设施质量未充分考虑；最后提出了研究展望。 - 关键词：
教育设施；住房价格；文献综述； - Abstract: At present, the properties of urban education facilities have been taken into consideration by consumers in their decision process of residential real estate purchasing. Since the application of hedonic price model in the field of public goods evaluation, more and more researchers have conducted quantitative studies to examine the relationship between urban educational facilities and real estate price. In this paper recent relevant literatures have been classified into three categories: documentation exploring the influence of the number of educational facilities on residential house price, documentation exploring the impact of quality of educational facilities and those exploring the distance between educational facilities and real estate. Generally these studies were of small scale, focusing more in major cities due to accessibility of data. And in most cases only part of the nearby educational facilities around the real estate were analyzed and for further model fitting. Additionally the quality of facilities was difficult to be quantified, resulting in a much less relevant literature. Finally research prospect was discussed.
