结合地理信息系统与空间分析方法，采用ArcGIS、Geoda 等软件对南京市住宅租售比空间分布特征进行探索分析，归纳总结其空间分布机理以及背后形成原因。结果表明南京市住宅租售比整体表现为由中心沿东西向递增、南北向递减的态势，峰值点多位于边缘地区，低谷点在老城区出现。成熟与否的住宅买卖市场、区位、邻里等因素均为造成此现象的原因。 - 关键词：
住宅市场；租售比；空间分布； - Abstract: This paper is combining GIS with spatial analysis method to research the spatial distribution characteristics of rent-price ratio in Nanjing’s housing market by ArcGIS, Geoda and other software, summarizing its spatial distribution mechanism and the forming reasons. The result is that, overall performance of the spatial distribution of rent-price ratio in Nanjing is decreasing from the central to both east and west, while increasing from the central to both north and south, and the highs almost lies in the edge area, the lows shows around the old city. The reason of this phenomenon lies in location, neighborhood and also depends on whether the housing market is mature.
