以天津市 16 个典型既有住区为研究对象，从土地利用率、空间可达性、功能混合度、绿地生 态性四个方面提取与空间效率相关的空间变量。通过 SPSS 相关性分析、回归分析，探索影响 既有住区外部空间效率的关键因素，并结合统计图进行适宜阈值估算，为住区外部空间效率改 造提升奠定理论基础。 - 关键词：
既有住区；外部空间；空间效率； - Abstract: Taking sixteen typical residential districts in Tianjin as the research object, it extracts the space variables related to spatial efficiency from land utilization, spatial accessibility, mixed function and greenland ecology. It explores the key factors that influence the external space efficiency of existing residential district by SPSS correlation analysis and regression analysis. With statistical map, it calculates the appropriate threshold and lays the theoretical foundation for the improvement of external space efficiency.
