大学城保留村相较于城市内城中村，因与大学的地缘关系，受到学生化影响 ；学生化作为一种城市空间变迁现象，也体现在保留村商业空间，因发展过程的自发性和自主性，现阶段已显现诸多问题。文章以学生化的理论角度分析保留村商业空间变化缘由，从社会、经济、物质景观、文化四个层面分析总结现状问题，梳理广州大学城贝岗村商业空间发展历程中的问题和解决思路，明晰学生化影响的两面性，为促进学生化正向作用，从商业空间更新优化和上层主体合作机制两个层面提出发展策略建议。 - 关键词：
学生化；大学城；保留村；商业空间；发展策略； - Abstract: The university town reserved village is influenced by the studentization because of the geographical relationship with the university. The studentization as a phenomenon of urban spatial change is also reflected in the preservation of the village commercial space, due to the spontaneity and autonomy of the development process. The article analyzes the reasons for the change of the commercial space of the village from the perspective of studentization theory, analyzes and summarizes the current situation from the four levels of social, economic, material landscape and culture, and sorts out the problems and solutions in the development of commercial space in Beigang village of Guangzhou University Town. To clarify the two-sidedness of student influence, in order to promote the positive role of studentization, the development strategy recommendations are proposed from two levels: commercial space renewal optimization and upper-level subject cooperation mechanism.
