城市轨道交通的建设影响沿线土地利用形式、用地结构乃至城市空间布局，这既来自于轨道交通自身的影响，也受作用于城市政府对站点周边用地的规划引导。以杭州地铁1号线为研究对象，分析了城市控规对地铁站点周边用地的整体引导和分类引导效果及存在问题。分析认为城市控规对站点周边用地布局起到了较好的引导作用，以建成区外围站点为主，站点周边用地快速开发，站点功能迅速提升，站点类型多有转换，但也存在用地布局不完善、圈层化结构不突出、地块开发受制约等不足。为此，今后应进一步明确站点类型，强化分类引导，加强圈层化开发和土地复合利用，促进站点周边用地开发及功能提升。 - 关键词：
地铁站点；用地开发；规划引导；杭州地铁1号线； - Abstract: The construction of urban rail transit affects the land use form, land use structure and even urban spatial layout along the rail line. These influences not only come from the rail transit, but also from the guidance of urban planning. Taking Hangzhou subway line 1 as a case study, this paper analyzed the result and the problem of urban regulatory detailed plan’s guidance to the land development of subway stations surroundings. Urban regulatory detailed plan has played a better role in the layout of the station surrounding land, and these lands were developed so rapidly that their functions were improved greatly, and the types of many subway stations were changed. At the same time there were some problems such as imperfect land layout, poor layered spatial structure, restricted land development and so on. Strengthening the typological guidance, the layered development and the compound land use should be put forward to advance land development and raise its function around the subway station.
