- 摘要：
在我国日益严峻的老龄化语境下，对老城区住宅社区适老化改造进行研究与实践具有重要意义。文章立足武汉老城区，选取机关大院社区、高校校内社区、高层（历史地段）夹缝社区与老城区基础样本这4 种社区代表类型，通过问卷调查，并结合深入访谈等方式，探索这些住宅社区在适老化改造中的差异性，并提出针对性的改造策略。研究发现：不同社区类型间在居室环境、社区环境、医护与商购环境等层面上均存在显著差异，并导致其适老化改造重点各有不同，具体为：（1）机关大院与高校校内社区：应在整体保留社区前提下，以社区居住环境提升与竖向交通改造为重点，打造适老化改造示范工程；（2）高层（历史地段）夹缝社区：应积极引导房地产企业等社会资金参与适老化改造进程，以功能置换与活化为突破口，通过社区整体改造与打包租赁等模式，尝试居家养老型社区到准养老机构的转换；（3）老城区基础样本：对于基础设施较好的老旧社区，可适当保留维系城市肌理与情感记忆；而对于其他社区，应采取适度适老化改造作为过渡，为后续拆迁还建预留余地与缓冲。 - 关键词：
武汉市；老城区住宅社区；适老化改造策略；社区类型差异化； - Abstract: China is in the social transition period of aging population, and the aging problem is becoming increasingly serious. Based on the old urban area of Wuhan, this paper selects four types of community representatives. Through questionnaires, this paper explores the diff erences, and puts forward targeted transformation strategies. It is found that there are significant differences among different types of communities in the aspects of the willingness to provide for the aged, the living environment, the community environment, the medical care environment, the shopping environment, and so on, which lead to the diff erences in the direction and the key points of the suitable aging transformation. Specifi cally, it is: (1) residential community of government and residential community in colleges and universities: under the premise of the overall reservation of the community, the improvement of the community living environment and the vertical transportation should be appropriate; (2) high-rise (historical area) gap communities: we should actively guide social capital forces such as real estate to participate in the process of aging transformation of communities, take function replacement and activation as a breakthrough, and try to transform to quasi institutional elderly care institutions; (3) basic community in the old urban area: for the old community with better infrastructure, the maintenance of urban texture and emotional memory can be properly preserved; for others, appropriate aging transformation should be taken so as to provide buff er for gradual renewal.
