- 摘要：
随着住房制度和社区管理体制改革，混合型社区成为社区治理关注的重点。传统的混合型社区居住环境满意度分析方法大多依赖问卷、访谈等手段，对样本选择和时间成本要求较高，依靠信息时代的社交网络记录可以为社区居住环境满意度提供新的数据来源和研究视角。文章以南京市4 个社区为案例地，采用文本语义分析方法，尝试从混合型社区居民视角开展居住环境满意度评价研究，识别社区居民对社区居住环境不同类型意见，提出混合型社区环境改善建议，为社区规划设计提供方法支撑。研究结果表明，环境卫生、物业管理、公共安全等问题成为混合型社区居住环境满意度主要影响因素，也是未来混合型社区居住环境满意度提升的重要改善方向。不同类型混合型社区影响因子略有不同，在后续规划设计和老旧小区改造中，可以为混合型社区提出更有针对性的改善建议。 - 关键词：
混合型社区；语义分析；居住环境满意度；社区规划；社区治理； - Abstract: With the reform of the housing system and community management system, mixed communities have become the focus of community governance attention. Most of the traditional methods for analyzing living environment satisfaction in mixed communities rely on questionnaires and interviews, which are demanding in terms of sample selection and time cost, and relying on social network records in the information age can provide a new source of data and research perspectives on community living environment satisfaction. Taking four communities in Nanjing city as case sites, the article adopts textual semantic analysis methods, tries to carry out a study on the evaluation of living environment satisfaction from the perspective of residents in mixed communities, identifies the different types of opinions of community residents on the community living environment, and puts forward the opinions on improving the environment in mixed communities, so as to provide methodological support for the community planning and design. The results of the study show that environmental sanitation, property management, and public safety are the main factors influencing the satisfaction of the living environment in mixed communities, and they are also the important directions for improving the satisfaction of the living environment in mixed communities in the future. The influencing factors of different types of mixed communities are slightly different, and in the subsequent planning and design and renovation of old neighborhoods, more targeted improvement opinions can be proposed for mixed communities.
