商业综合体作为城市中心区私有公共空间的一种关键形式，其内部空间通常在城市公共步 行网络中扮演着核心角色。文章选取广州典型商业综合体太古汇和万菱汇作为研究对象， 采用复合距离度量法进行可达性模拟测度，评估和比较两者在“穿行率”等关键性变量 上的差异，并具体探讨影响这些商业综合体空间可达性的多种因素。同时，通过深度问 卷调查对使用者的主观感受进行数据收集、反馈和验证。通过空间组构和行为心理的双 评价模型，不仅发现复合环线等物理环境因素对于综合体可达性的重要性，而且管理运 营策略等社会因素对可达性同样具有显著影响。研究旨在为已建成的商业综合体及城市 公共空间改造和优化提供依据。 - 关键词：
商业综合体；步行可达性；三维可达性测度；空间网络分析；私有公共空间； - Abstract: As a key form of privately-owned public space in urban central areas, commercial complexes often play a pivotal role in urban pedestrian networks. This study selects two representative commercial complexes in Guangzhou (Taikoo Hui and Wanling Hui) as research cases. Using the hybrid distance measurement method, the study simulates and evaluates accessibility, focusing on key variables such as “throughput rate”, and explores various factors influencing the spatial accessibility of these commercial complexes. Additionally, in-depth surveys were conducted to collect, validate, and provide feedback on users’ subjective perceptions. Through a dual evaluation model combining spatial configuration and behavioral psychology, the study reveals that physical environmental factors, such as hybrid loops, significantly affect the accessibility of commercial complexes. At the same time, social factors, such as management and operational strategies, also play a critical role. The research aims to provide a basis for the renovation and optimization of existing commercial complexes and urban public spaces.
