文章以北欧国家芬兰的住宅建筑周期性维护实践为研究对象，分析其在资金筹措、法律保障及节能技术结合等方面的制度化经验，探讨其对我国城市更新的借鉴意义。芬兰通过物业费、商业贷款及“居住公司”共有产权管理机制，结合社区协作的专业化运作，有效应对建筑老化问题。针对我国老旧建筑更新的实际需求，文章指出芬兰模式可为我国的建筑维护体系提供参考，并提出优化建议，包括完善资金管理、推动社区协作、引入预见性维护制度，以促进我国城市向可持续更新模式转型。 - 关键词：
北欧；芬兰；住宅建筑维护；城市更新； - Abstract: The article takes the periodic maintenance practices of residential buildings in Finland as the research subject, analyzing its institutional experiences in areas such as funding, legal protection, and the integration of energy-saving technologies. It explores the implications of these practices for urban renewal in China. Finland addresses the issue of building aging effectively through property fees, commercial loans, and the “residential company” shared ownership management mechanism, combined with the professional operation of community collaboration. In response to the practical needs of old building renewal in China, the article points out that the Finnish model can provide a reference for China’s building maintenance system. It also offers optimization suggestions, including improving funding management, promoting community collaboration, and introducing a proactive maintenance system, to help facilitate the transformation of Chinese cities towards a sustainable renewal model
