老旧住区从整治、改造到更新，不仅是工作用词的变化，也体现了从工程思维、治理思维到系统思维，从小区内到街区单元与社区生活圈，以及从以单体建设为主到空间环境提升的内涵扩展过程。同时，老旧住区空间环境不仅表面上秩序乱、设施少、景观弱，更深层次的问题还在于人车动线、空间体系、设施布局、景观意象等一系列要素的构成结构出现消退，而这也是难以靠数量化、菜单式管理解决的问题。通过理论与实践相结合的探索，文章提出老旧住区空间环境更新“两圈层四要素”的框架和方法，将规划的资源调配区域观、空间品质整体观、要素联动系统观融入老旧住区空间环境的“二次”塑造中，以期为相关城市老旧住区的更新规划工作提供参考和借鉴。 - 关键词：
城市更新；老旧住区；空间环境；要素圈层；街区规划； - Abstract: The transformation of old residential areas, from renovation and transformation to renewal, reflects not only a change in terminology but also a shift from engineering thinking, governance thinking, to systems thinking. This change spans from a focus on individual neighborhoods to entire block units and community living circles, as well as from a focus on individual buildings to an expanded emphasis on spatial environment improvement. At the same time, the spatial environment of old residential areas faces not only surface issues such as disorder, lack of facilities, and weak landscapes but also deeper problems such as the deterioration of elements like pedestrian and vehicle pathways, spatial systems, facility layouts, and landscape intentions. These are issues that cannot easily be solved through quantification or menu-based management. Through the exploration that combines theory and practice, the article proposes a framework and approach for the spatial environment renewal of old residential areas, termed the “two circles and four elements”. It integrates a regional resource allocation perspective, an overall view of spatial quality, and an element linkage system approach into the “second shaping” of the spatial environment of old residential areas, aiming to provide reference and insights for the renewal planning of old residential areas in related cities.
