    历史城区是历史遗存与现代生活交织的复合型人居单元,其体检评估对于平衡历史建成环境中保护更新的现实问题具有关键作用。当前,既有的城市体检评估体系难以适用于历史建成环境,存在体检指标的针对性不足、质性分析的显示度有限、评估结果的引导性欠缺等问题。对此,文章以谨慎城市更新理论为基础,提出历史城区体检需从“标准体检”转向“精准评估”,以期实现从规范性工作流程到针对性工作任务的转型。对此,通过构建“城区—街区—建筑”多尺度层级与“生产—生活—生态”多要素嵌套的评估体系,形成 26 项精准指标,明确了历史城区体检评估的指标类型、统计方式、数据来源、评估标准及评估目的。在此基础上以襄阳古城为例,通过针对性指标计算,明确其在保护更新与管控治理层面出现的具体问题,并提出相应的规划响应路径。研究旨在为襄阳古城保护传承体系构建提供城市体检层面的理论参照,也为其他历史建成环境的精细化治理提供实践经验。

  • Abstract: Historic urban areas are complex residential units where historical heritage intertwines with modern life. Their physical examination and evaluation play a critical role in balancing the realities of conservation and renewal within the built historic environment. However, the existing city physical examination and evaluation system is not well-suited to historic built environments, exhibiting issues such as insufficiently targeted evaluation indices, limited visibility of qualitative analysis, and a lack of guidance in evaluation results. In response, this study, based on the theory of prudent urban renewal, proposes shifting the physical examination of historic urban areas from a “standard examination” to a “precision evaluation” to transition from normative workflows to task-specific assessments. To achieve this, a multi-scale evaluation system integrating “city-district-building” levels with a multi-factor framework of “production-life-ecology” is established, comprising 26 precise indicators. This system clarifies the types of evaluation indices, statistical methods, data sources, evaluation standards, and assessment objectives for the physical examination of historic urban areas. Taking Xiangyang ancient city as a case study, targeted indicator calculations identify specific issues related to conservation, renewal, and governance. Corresponding planning responses are proposed accordingly. This research provides a theoretical reference for the construction of Xiangyang ancient city’s conservation and heritage transmission system at the city physical examination level while also offering practical insights for the refined governance of other historic built environments.
