    在房地产持续过热发展的大背景下,分析房地产投资城市经济发展的关系与耦合协调性,有利于深刻认识房地产经济对城市经济发展的促进作用和二者的协调状况,为政府调控房地产投资和制定城市发展政策提供依据和参考。以青海省省会西宁市为例,分析了2000-2015年西宁市房地产投资与经济发展概况及房地产投资与社会经济发展的各项指标之间的关系,并构建房地产投资城市经济发展的综合评价指标体系,借助物理学耦合模型,分析了2000-2015年西宁市房地产投资城市经济耦合协调发展的演进趋势。研究结果表明:2000-2015年西宁市表现出一定程度的房地产投资过热现象,房地产投资与经济发展的协调发展类型经历了从基本不协调到基本协调再到高级协调的演变过程。

  • Abstract: Under the background of the continuous overheating of real estate, the analysis of the relationship and coupling coordination between real estate investment and urban economic development is conducive to a profound understanding of the role of real estate economy in the development of urban economy and the coordination between the two, and can provide a basis and reference for the government to regulate real estate investment and formulate urban development policy. Taking Xining city, capital of Qinghai province as an example, this paper analyzed the basic situation of real estate investment and economic development in Xining from 2000 to 2015, the relationship between real estate investment and various indicators of social and economic development firstly. Then a comprehensive evaluation index system of real estate investment and urban economic development was established. The analysis of the evolution trend of the coordinated development of real estate investment and urban economy in Xining from 2000 to 2015 with the aid of physics coupling model was shown at last. The results were shown as follows: Xining city showed a certain degree of overheating of real estate investment from 2000 to 2015, and the coordinated development type of real estate investment and economic development had experienced the evolution process from basic incoordination to basic coordination, and then to advanced coordination.
