从保障房社区居住主体的角度出发，综合考虑居民个体特征与主体认知变量，构建教育、医疗、交通、安全、环卫、社会保障、商业、文体、行政管理 9 类公共服务满意度的影响因素研究模型。采用有序 Logistic 回归方法探究各类公共服务满意度与自变量之间的关系，研究发现公共服务满意度受到性别、年龄、学历、职业、住户期望与软硬件质量感知水平的影响，居民的公共服务需求具有层次化、多样性的特点，反映了保障房社区公共服务存在供需错配的现实问题。最后，从急需改进类、次要改进类和竞争优势类 3 个方面，提出实现保障房社区各类公共服务供需均衡，进而提升保障房社区公共服务居民满意度的对策建议。 - 关键词：
保障房；公共服务；满意度；影响因素；有序Logistic回归； - Abstract: From the perspective of the living subject of the affordable housing community, the paper comprehensively considers the individual characteristics of the residents and the subject's cognitive variables to construct an impact factor model of satisfaction levels of education, medicine, transportation, safety, environmental sanitation, social security, commerce, culture and sports, and administrative management. Ordered Logistic regression method was used to explore the relationship between satisfaction of various public services and independent variables. The study found that the satisfaction of public services is affected by gender, age, education, occupation, household expectations and perceived levels of software and hardware quality. The public service demand of residents has the characteristics of hierarchy and diversity, which reflects the reality of the mismatch between supply and demand of public service in affordable housing community. Finally, from the three aspects of urgent need for improvement, secondary improvement and competitive advantage, this paper puts forward some countermeasures and suggestions to achieve a balance between supply and demand of various public services in affordable housing community, and then to enhance the satisfaction of public service.
