结合我国实际政策，对社会保障性住房的供给方式及各自效用的差异进行了探讨。运用经济学的供需工具和住宅过滤理论分析政府放开社会保障性住房供给对房地产市场产生的影响，指出住房保障政策具有社会保障和宏观调控的双重职能。在此基础上审视我国大城市目前社会保障性住房供给的方式和效用，提出建立在良好供需机制和合理空间布局基础上的有效供给是实现住房宏观调控目标的关键。 - 关键词：
社会保障性住房；供给效用；有效供给；空间区位； - Abstract: In combination with China抯 current housing security policies, efforts are made in this paper to explore the effects of different supply measures on social security houses. This paper analyzes the impacts of supplying social security houses sufficiently on the real estate market with economic tools. It points out that the housing security policies have both social security and macro-control functions. While analyzing current security houses supply measures and relevant effects in China, this paper stresses the importance of supplying security houses efficiently based on fine supply-demand mechanism and rational spatial layout.
