中低价位商品房是保障性住房重要的组成部分，但是它的选址却面临着经济性与社会性二者难以兼顾的困境。如何选址才能找到符合二者利益最优化协调的选址地点？本文结合上海现状，在利用竞租理论分析其选址经济合理性的基础上，利用空间失配理论对上海的中低价位商品房选址进行社会性分析。通过引用Brueckner-Zenou最小工资模型，从福利最大化原则出发，指出不同配套房居民的可能选址范围，据此提出兼顾土地利用效率与居民福利的近期与长期选址建议。 - 关键词：
中低价位商品房；竞租理论；空间失配理论；Brueckner-Zenou模型；选址建议； - Abstract: As an important part of affordable housing policy, the site selection of mid& low priced housing failed to counterbalance between equity and efficiency. How could it be done? Taking into account of the actual conditions in Shanghai, this essay discusses the efficiency issue based on bid rent theory and the equity based on spatial mismatch theory. According to the Brueckner-Zenou Model and the principle of maximizing benefit, this essay points different site selection proposals for different groups of residents, and also the short-term and long-term proposals, taking into consideration of efficiency and equity.
