在分析目前国内城市轨道交通与土地利用之间存在问题的基础上，以苏州市城市轨道交通1号线为例，借鉴香港“地铁+物业”轨道发展经验，通过优化轨道交通沿线土地利用布局和开发强度，实践轨道交通TOD开发模式。基于苏州市城市土地利用优化前后的布局方案，建立城市轨道交通需求预测模型，获得轨道交通1号线客运量与沿线人口、总建筑面积、居住建筑面积、商业建筑面积的相关性，探索轨道交通沿线土地利用变化对其客运量的影响规律。 - 关键词：
城市轨道交通；土地利用；客运需求；TOD； - Abstract: Base on the analysis of the problems of urban rail transit and land use at present, using the experience of rail transit & real estate mode of Hong Kong for reference, this article discussed the applicability of transit-orient development (TOD) to Suzhou rail transit line 1 by optimizing the land use layout and development density along the transit lines. The transport demand forecast model of rail transit of Suzhou city was built first and the relationship between ridership and population, total building area, residential area, commercial area are deduced. And at last, the influence of the land use pattern on the rail transit ridership is explored which can be used as reference for other rail development project.
