土地垂直复合利用是城市土地节约集约利用的重要内容。本文选取具有典型代表性的北京市三环沿线为调查研究对象，对建筑物内部各项使用功能的垂直空间分布特征进行总结分析，在此基础上构建了“活跃度”指标对土地垂直复合利用特征进行刻画，并从区域历史背景、城市发展规划、区位条件等因素初步探析了建筑物活跃度空间分异的原因，为今后城市发展规划和地产开发投资提供了理论依据和指导。 - 关键词：
垂直复合利用；功能垂直分布金字塔；活跃度； - Abstract: Vertical and compound land use is an important part of Intensive Utilization of urban land. In this paper, we choose the third ring road of Beijing as the representative research object, analyzing the characteristics of functions vertically attributed of each building along the ring road .Based upon that, we put forward the concept “active index” to portray the characteristics. Then we inquire the causes leading to the difference of the index from the aspects of the regional history background, urban developing plan, location conditions, etc. so as to provide guidance and theoretical point for urban planning and Real Estate investment in the future.
