随着土地有偿使用制度的建立和住宅商品化改革，城市空间发生了外延和内涵的巨大变化。老城内是否出现了大面积的碎片化和绅士化的现象？本文通过对南京老城的实地调研，发现空间“碎片”虽然在一定程度上存在，但人群之间的隔离并不明显；大规模的绅士化未被证明，人群的贫富混居是老城内普遍的现象。深入挖掘上述过程形成的机理，本文对未来碎片化和绅士化的发展作出了判断，并提出了促进和谐发展的建议。 - 关键词：
碎片化；绅士化；门禁社区；老城； - Abstract: With the establishment of the land system and Real Estate Market, urban space changed dramatically. Is there any fragmentation and gentrification that have appeared in Nanjing old city? With this survey, we found that although there is a certain degree of space debris, residents’ psychological isolation is not obvious. Gentrification is not founded since there is the phenomenon of large-scale mix between the rich and the poor. Through the formation process of research, we proposed some suggestions for improvement.
