选择中山市的孙文西路历史商业街区为案例展开研究，以物质形态结构和商业形态结构为切入点，综合使用了历史地理研究、观察、访谈等多种研究方法和手段，对商业街区的演变展开研究。研究发现商业街区的兴衰演变过程，其实就是其商业形态和物质形态的相互促进和制约的辩证的动态发展过程。只有在物质形态和商业形态之间达成新的平衡时，商业街区才能获得繁荣和发展，否则，商业形态和物质形态的共同衰败将无法避免。 - 关键词：
演变；历史商业街区；复兴；物质形态；商业形态； - Abstract: This study focuses on Songwen West Traditional Commercial Street in Zhongshan City as an example to demonstrate the life cycles of traditional commercial streets: formation, development, boom, maturity, decline and rejuvenation, taking its physical and commercial configuration as a starting point. Approaches and/or methods such as historical geography, participant observation, non-participant observation, interview, and so on are adopted and a large amount of firsthand information is capitalized on. It is found that the ups and downs of a traditional commercial street are closely linked to the socioeconomic well-being of the city which it is a part of, and that the evolution of traditional commercial streets is the outcome of the interplay between its physical and commercial configuration. It is a dynamic and dialectical process characterized by mutual reinforcement and constraint, of which the rejuvenation of traditional commercial streets is one possible scenario. Only with the establishment of a new equilibrium between its physical and commercial configuration can a traditional commercial street be revitalized. Otherwise both are bound to fail.
