住房市场和住房保障作为我国住房制度的有机组成部分，分别代表了住房制度中效率和公平两个方面。本论文在定性分析和统计回归分析筛选出对住房保障与住房市场有重要影响的关键因素基础上，通过问卷调研的形式，利用结构方程模型的方法构建了影响因素的路径关系图，对住房市场和住房保障两方面的影响因素进行了较深入的研究，证明这两者之间存在着一定程度的相关关系。并以对路径系数的分析解释了政府现行政策对住房市场和住房保障的作用与意义。 - 关键词：
住房保障；住房市场；结构方程模型； - Abstract: Housing market and housing security represent two aspects of efficiency and fairness in the housing system. In this thesis, firstly, the qualitative analysis and statistical regression analysis have been used to select the key influencing factors of housing security and housing market. Secondly, based on the questionnaire survey, the path diagram of the influencing factors is built by structural equation modeling method. Thirdly, the result is proved that housing market and housing security have a certain relationship by a more in-depth research. In the end, path coefficients are used to explain the role and significance of the current government policy on housing markets.
