城市用地分类是编制土地利用规划的基础，也是市场经济下控制土地开发的基本手段。论文通过阐述美国城市用地分类的产生、演变和现行的分类体系，探讨区划技术下用地分类的目的、方式和实施机制，并对完善我国适应市场经济的用地分类体系提供思路。美国的用地分类提供一个相对宽容的控制体系，它以排除用途之间的相互干扰和促进城市合理的土地使用为原则，为未来的土地开发提供多种可能性。 - 关键词：
美国；城市用地分类；开发控制；区划； - Abstract: The urban land classification is the base of land use planning, and is the basic method of development control. Through studying the appearance, development and current classification system, this paper tries to discuss the object, method and implement of land classification in the zoning, which will help to improve the land classification in the background of market economy in China. The urban land classification of the United States is based on the principle of separation of the un-compatible uses and promotion of the reasonable land use, through which zoning provides lots of possibility for the future land development.
