本文通过将Hedonic（特征价格）理论和住宅价格空间分异规律结合起来，运用surfer10.0 软件绘制出武汉市住宅价格等值线和三维立体的空间分布图，由此可得武汉市住宅价格空间分异呈现圈层环状结构，并呈圈层环状式递减规律，但由于配套设施的完善、商业的繁华和自然环境优美的程度不同，在主城区内产生一些住宅价格的小高峰。通过构建了武汉市住宅Hedonic（特征价格）的指标体系和模型，分析可知区位特征中的所在环线和到C B D 的距离、建筑特征中的物业管理是影响武汉市住宅价格空间分异的直接原因。 - 关键词：
Hedonic理论；武汉市；住宅价格；空间分异； - Abstract: This paper combines Hedonic theory and the housing price spatial variation rule together and exploit the software 10.0 to draw the price contour and the three dimensional spatial distribution of Wuhan residence, in order to obtain the principle of the residential price in Wuhan that the spatial distraction is a circle loop structure, which is diminishing in a layer and ring type. However, the improvement of the ancillary facilities, the prospects of the commerce and the beautiful landscape have resulted in the peak of the residential price, which help to build Hedonic system and mode of the residential price in Wuhan. Obviously, the distance between the located ring and the CBD in area characteristic as well as the estate management in architectural feature are the direct reason that influences the various price of residence spatially.
