在我国新型城镇化过程中，大城市人口流动、产业集聚、公共资源配置与房地产业协调发展是城市经济可持续发展的关键。本文在对城市集聚与房地产业协调发展理论进行分析的基础上，引入协调度和区域协调度模型，对2003-2012 年南京市各区域及各区县城市集聚与房地产业发展的协调性进行实证分析。结果表明：南京各区域、各区县城市集聚与房地产业协调发展趋势与南京市基本相同；各区县的城市集聚和房地产业协调度调整过程和协调发展状况却不尽相同。 - 关键词：
城市集聚；房地产业；协调度模型； - Abstract: In the new path of urbanization in China, coordinated development of big cities’ population flow, industrial agglomeration, distribution of public resources and real estate industry is the key of the economic sustainable development. Based on the theory of coordinated development between urban agglomeration and the real estate industry, the paper introduces the coordination degree model and regional coordination degree model, makes an empirical analysis on the coordinated condition between them of Nanjing as a whole and of various regions and counties from 2003 to 2012. According to the results of the empirical analysis: the Nanjing regional, district’s or county’s trend of harmonious development is same as Nanjing city region. And the coordinative development and adjustment process about each district or county urban agglomeration and real estate industry is not all the same.
