随着我国产权制度以及市场配置资源机制的不断完善，空间收益调控及其产权交易成为存量规划实施的重要议题。通过借鉴经济学的和息理论、租值理论，首先辨析了空间收益的产权基础，指出空间收益调控的空间租值消散实质；随后对空间租值消散的形式、过程、特征展开论述；以此为基础，提出“精明空间租值消散”的存量规划理念及其实施存在的挑战；最后，探讨“精明空间租值消散”导向下的存量规划应对策略。 - 关键词：
存量规划；空间收益调控；精明空间租值消散；规划策略； - Abstract: With improvement of the property rights institution and mechanism of market oriented resources allocation, regulation of space income and property transaction are of vital importance for redevelopment planning practice. First, this paper analyses the property rights foundation of space income and suggests that the dissipation of space rent is the nature of the space income regulation. Then, it discusses the form, process and characters of the space rent dissipation based on which the idea of smart dissipation of space rent for redevelopment planning is put forward and its challenges for redevelopment planning implementation are also analyzed. Finally, it explored the planning strategies.
