通过构建地理加权回归模型，得出GWR模型计算结果表和GWR模型影响因素分布图，两者结合，分析了5个国家级城市群土地价格影响因素的差异。结果发现，各影响因素在一定程度上对城市地价均有推动作用，但每个城市群主要影响因素不同：长三角城市群地价受资本投入、产业结构升级和“外向带动”共同作用；珠三角是典型的政府带动下的外向型经济；京津冀是由北京带动产业结构升级、增加资本投入等的共同发展，地价影响因素较复杂；长江中游和成渝城市群地价变化和国家政策密不可分。 - 关键词：
国家级城市群；地价；地理加权回归模型；影响因素；差异性； - Abstract: By constructing the georemedric weighted regression model, the results of the GWR model and the distribution of the influencing factors of the GWR model are obtained. The differences of the land price factors in the five national urban agglomerations are analyzed. The results showed that the influencing factors had a positive effect on the urban land price, but the main influencing factors of each urban agglomeration were different: The land price of the urban agglomeration of the Yangtze River Delta was affected by capital investment, industrial structure upgrading and “outward drive” is the typical government-driven export-oriented economy; Beijing-Tianjin-Hebei is driven by the upgrading of industrial structure, increase capital investment and other common development; Land prices are more complex factors; The middle reaches of the Yangtze River Delta and Chengdu & Chongqing urban land price changes is closely associated with national policy.
