相对于北京、上海,深圳由于其高度市场化的土地出让方式与实施导向的城市更新模式使得工业遗产的保护愈加困难。金威啤酒厂改造是深圳第一例在工业遗产保护中将拆除重建与综合整治模式融为一体的复合式旧工业区更新项目。其为以民企为产权主体的工业遗产更新项目探索了一种满足市场需求的“抢救式”保护方法,具体包括:通过产权移交保障遗产可持续保护、基于核心价值判断与多元利益平衡的保护范围界定以及构建复合的保护与再利用模式。 - 关键词:
工业遗产;抢救式保护;产权移交;保护范围;复合的保护与再利用模式;深圳 - Abstract: Compared with Beijing and Shanghai, Shenzhen has made the protection of industrial heritage more difficult due to its highly market-oriented land transfer and implementation-oriented urban renewal model. Jinwei Brewery Renovation is Shenzhen's first example of a complex old industrial area renewal project integrating the demolition, reconstruction and comprehensive remediation of industrial heritage protection. It explores a ¡°rescue¡± protection method that satisfies the market demand for industrial heritage renewal projects with private enterprises as the subject of property rights, and specifically includes the following: defining the protecting area based on core value judgment and multiple interests balance, and constructing a composite conservation and utilization mode.
