站在居民对人居环境需求感知的视角，从配套设施环境、住房条件、生态环境、人文社会环境4 个维度构建“公租房社区人居环境满意度与居住意愿”结构方程模型，利用西安市实地调研数据，探寻各变量对人居环境满意度的影响和居住意愿的关系。研究显示，配套设施环境、住房条件直接正向影响人居环境满意度，人文社会环境间接影响人居环境满意度，人居环境满意度对居住意愿具有显著正影响。文章最后提出提高房屋的质量与功能性、加强配套设施的有效供给以及搭建社区人文交流的平台等提升公租房社区人居环境的政策建议。 - 关键词：
公租房社区 ；人居环境满意度 ；结构方程 ；居住意愿 - Abstract: Standing in the perspective of demand perception, taking public housing communities as the study object and based on human settlement satisfaction survey data in Xi`an, this study examines the perception factors of human settlement satisfaction and its relationship with settlement intention by using structural equation model. The result indicates that: supporting facilities and housing conditions are main determinants of the human settlement satisfaction; Humanistic environment can have indirect impact to human settlement satisfaction by affecting supporting facilities and housing conditions; Human settlement satisfaction can improve settlement intention positively. Improving the quality and functionality of the housing, and supplying estate supporting facilities that residents¡¯ demands and building communication platform are the fundamental paths to enhance the human settlement in public housing communities.
