“团地再生”(団地再生)是日本应对住宅老朽化、人口老龄化、住房空置等问题所探索出的一条 城市旧住区改造道路。它强调地域功能重构，注重高龄者和儿童的需求，引导多方主体参与和 民间资本注入，旨在激发地域活力，使原本失去活力的团地获得新生。本文对日本“团地再生” 模式相关概念进行了梳理，阐述日本团地再生的社会经济背景及其实施模式，而后分别列举并 比较日本多摩平团地再生案例和我国深圳市华富村的住区更新实例，探讨了日本“团地再生”模 式对我国住区更新的启示。 - 关键词：
团地再生；住区更新；实施机制与绩效；多摩平团地；华富村； - Abstract: The “Reactivation of Danchi” is a way for Japan to deal with the problems of house decaying, population aging, vacancy of house and so on. It emphasizes the reconstitution of regional functions, pays attention to the needs of the elderly and children, guides multi-participation and the injection of private capital, which aims to stimulate the vitality of the region. This paper begins by clarifying some related concepts of the “Reactivation of Danchi”, and then analyzes its social-economic backgrounds and implementation modes. At last, this paper enumerates and compares the case of Tamadaira-Danchi with an instance of the urban regeneration of Huafu country in Shenzhen, and explores inspirations from “Reactivation of Danchi” model fitting for living area's regeneration of urban China.
