基于交易成本理论，以杭州市21 世纪初期大规模存量规划案例为研究对象，实证了交易成本影响居民对存量规划的满意度。首先，引入交易成本理论和马斯洛需求层次理论分析存量规划交易成本对居民各层次需求的影响，并构建了包括空间区位和规划制度两个层面的测度指标集。然后，通过问卷调研和实地访谈等方式获取居民对存量规划实施的满意度情况，运用统计分析和结构方程模型分析，分析出存量规划交易成本对居民满意度的影响关系。结果表明，交易成本确实对存量规划实施后的居民满意度存在影响，规划实施方面比空间设计所产生的交易成本对居民满意度的影响更为明显，基于此，针对性地提出了减少存量规划交易成本的相应建议。 - 关键词：
存量规划；交易成本；居民满意度；结构方程模型；杭州市； - Abstract: Based on the theory of transaction cost, taking the case of large-scale inventory planning in the early 21st century in Hangzhou as the research object, the study shows that the transaction cost affects the residents' satisfaction with the inventory planning. Firstly, the theory of transaction cost and Maslow’s hierarchy of needs are introduced to analyze the impact of inventory planning transaction cost on the needs of residents at all levels and construct a set of measurement indicators including spatial location and planning implementation. Then, questionnaires and field interviews were used to obtain residents’ satisfaction with the implementation of inventory planning. Using statistical analysis and structural equation model analysis, the impact of inventory planning transaction costs on residents' satisfaction was analyzed. The results show that the transaction costs do have an impact on residents' satisfaction after the implementation of the inventory plan. The implementation of the plan has a more significant impact on the satisfaction of the residents than the transaction costs generated by the space design. Based on this, the corresponding proposals for reducing the transaction cost of inventory planning are proposed.
