在“城市人”理论的基础上，以优化社区物流服务水平、提升社区整体质量为目标，构建了理性与物性平衡基础上寻求共识的匹配分析及设施规划布局方法；以武汉市中心城区为例，采用空间数据挖掘、G IS 网络分析、社会调查、最优化分析等方法，探寻社区物流点使用者与服务者在可达时间与距离上的共识，通过典型社区对比提取建筑密度、容积率、公共道路占比、设施质量等对社区物流点满意度具有显著影响的人居要素，提出社区物流点规划布局策略。 - 关键词：
物流点；城市人；满意度；武汉市； - Abstract: On the basis of the theory of Homo Urbanicus, in order to optimize the level of community logistics service and improving the overall quality of the community, we constructed a matching analysis and facility planning layout method based on rational and physical balance. Taking Wuhan downtown area as an example, we adopted spatial data mining, GIS network analysis, social survey, optimization analysis to explore the consensus of users and service providers in community logistics points in terms of reachable time and distance. Through typical community comparison, the building density, volume ratio, public road ratio, facility quality and other human settlement factors that have significant influence on community logistics, layout strategies are proposed.
