我国住区的更新改造多为传统的物质空间更新。尝试应用社会经济学中的根植性理论探索住区更新改造问题。首先，选取西安铁路家属区为研究对象进行前期田野调查，发现更新改造中的问题主要集中在社会经济层面。其次，针对问题特点，梳理了根植性理论的发展与应用，通过扎根理论构建更新改造的根植性理论框架，并就资料处理、分析步骤与框架内容进行重点讨论，以期完善住区更新改造评估中的社会经济指标内容，为住区更新改造的根植性评估提供定量研究支撑，力图提高住区更新改造评估的综合性与全面性。 - 关键词：
更新改造；根植性；西安铁路家属区；研究框架；质性研究；扎根理论； - Abstract: The renovation and reconstruction of China's residential areas in the early days belonged to the traditional material space renovation. This paper attempts to apply the embeddedness theory in socioeconomics to explore the issue of residential renovation. Firstly, it selects the Xi'an railway staff residential area as the research object and conducts field investigations on it. It is found that the problems in the renovation and reconstruction are mainly concentrated on the social economy aspects. Secondly, according to the characteristics of these problems, it combs and summarizes the development and application of embeddedness theory, employs the grounded theory to construct the embeddedness theory framework for renovation, with a focus on the data collection, analysis steps and framework, in order to improve the content of social and economic indicators in the assessment of residential renovation and reconstruction, and provide quantitative research supports for the evaluation of the embeddedness of residential renovation and reconstruction.
