人口结构变化对地区房价产生了重要影响。文章基于中国省际面板数据，在控制地区人均劳动力人力资本水平影响的基础上，分析了人口结构对房价的影响，主要实证结果显示，老年抚养比上升 1% 使房价降低 1.35%，少年抚养比上升 1% 使房价降低 0.30%。依据实证结果推断，随着中国老龄化程度加剧，人均劳动力人力资本水平、城市化率以及实际 GDP 等因素增速放缓，房价上涨的内在动力逐渐减弱，甚至逐渐转为下跌趋势。基于研究结论，建议监管部门应结合房价内在变化趋势制定监管政策，而非持续打压房价，房地产相关企业也需结合房价未来趋势制定发展战略。 - 关键词：
人口结构；老年抚养比；房价；人均劳动力人力资本；系统GMM； - Abstract: Demographic structure changes have an important impact on the regional housing prices. Based on China's provincial panel data, this paper controls the impact of per capita level of human capital of labor force in regions, analyzes the impact of demographic structure on housing price, and the main empirical results show that, a 1% increase in the old dependency ratio reduces the housing price by 1.35%, and a 1% increase in the juvenile dependency ratio reduces the housing price by 0.30%. Based on the empirical results, it can be concluded that as the degree of population aging phenomenon exacerbates, the growth rate of human capital of per capita labor force, urbanization rate, real GDP and other factors slow down, the internal driving force of housing price rise gradually weakens, or even gradually turns into a downward trend. Based on the research results, it is suggested that the regulatory authorities should formulate regulatory policies based on the inherent trend of housing prices, rather than continue to suppress housing prices. Real estate related enterprises also need to formulate development strategies based on the future trend of housing prices.
