文章利用2008—2019 年中国土地市场网的杭州市土地出让数据,采用空间分析方法对杭州市居住用地出让的规模、均价和开发强度等要素进行对比研究,得出杭州市居住用地出让的时空演变特征,梳理出杭州市的居住用地出让的区位选择模式以及变化规律,并分析其影响因素。研究结果:①总体上,居住用地出让的区位选择上表现出凝聚性空间分布的状态,区域分布的均衡度偏低。其中主城区较为密集、外围区县较为稀疏;县域中心较为密集、一般乡镇较为分散,且随着主要交通轴线呈带状分布。②居住用地出让规模空间上呈现出“点状集聚—线状串联—面状围合”空间集聚的发展趋势,其集聚核心呈现出从单一中心向多中心演变的趋势。③居住用地出让平均收益逐年升高,呈现出较强的增长趋势,在主城区产生高值集聚现象。④开发强度的演变呈现出逐渐增强的趋势,由原先较为分散、平均的低强度开发演变为如今的高强度开发集聚的空间特征,尤其是主城区的开发强度增长显著。根据研究结果归纳推导出杭州市居住用地出让的发展阶段和区位选择模式:整体上呈现出“成长—起飞—成熟—击穿”4 个阶段;对应4 个阶段居住用地的区位选择演变呈现出以主城区为核心逐渐集聚并扩张,局部地区形成多个次核心地区。 - 关键词:
土地出让;时空演进特征;区位选择;杭州市; - Abstract: By using 2008-2019 China’s Land Market Network of Hangzhou land transfer data, using the Kernel Density Analysis and the Nearest-neighbor Index Analysis, the paper makes a comparative study on the scale, the average price and the development intensity elements of residential land transfer in Hangzhou, to obtain the evolution characteristics of spatial distribution of residential land transfer in Hangzhou and summarize the location selection mode and transformation regulation of residential land transfer in Hangzhou in recent ten years, and analyzes its infl uencing factors. The results are as follows: ①On the whole, the location selection of residential land transfer shows the state of spatial distribution of cohesion, and the equilibrium degree of regional distribution is relatively low. Among them, the central urban area is relatively dense and the peripheral districts and counties are relatively sparse. The center of the county is denser, the general towns are more scattered, and along with the main traffi c axis is zonal distribution. ②In terms of the scale space of residential land transfer, there is a development trend of “point—line—surface” spatial agglomeration. The agglomeration core presents a trend of evolution from single center to polycentric. ③The average yield of residential land transfer increases year by year, showing a strong growth trend, resulting in the phenomenon of high value agglomeration in the central urban area. ④The evolution of the development intensity presents a gradually increasing trend, from the original relatively scattered, average low intensity development evolved into today’s high intensity development cluster of spatial characteristics, especially the development intensity of the central city increased signifi cantly. Based on the research results, the development stage and location selection mode of residential land transfer in Hangzhou are summarized and deduced. The evolution of location selection of residential land corresponding to the four stages shows that the central urban area as the core gradually gathers and expands, and several subcore areas are formed in local areas.
