城市江河的溢价是社会经济对自然生态价值判断在城市社会场的价格表现，通过江河溢价的计量分析，有利于明晰滨水空间复兴和高质量发展关键的经济因素。研究以重庆中心区为例，采用2018—2021 年的住宅价格面板数据，通过特征价格模型和地理加权回归模型，以生态绅士化视角探讨城市江河对物质环境和社会空间的影响。研究结果表明：城市江河已成为影响住宅价格的重要因素，即使滨水资源丰富的重庆，“不稀罕”滨江住宅现象已经改变；江河的溢价在时空的梯度差异，体现了滨水空间从生产生活功能向生态文化内涵的升级，凸显了文化和生态的价值；优质的滨水资源带来的住宅“中高档化”，具有一定分化效应，但梯度差异不大。研究最后从滨水空间的功能定位、规划布局和空间秩序提出了规划建议，符合中国城市可持续发展追求的公平原则及和谐发展的理念。 - 关键词：
滨水空间复兴；生态绅士化；江河；住宅价格； - Abstract: The urban river premium is the price performance of the social economy’s judgment of the natural ecological value in the urban social field. Analyzing the premium of rivers plays an important role in clarifying the key economic factors for waterfront rejuvenation and high-quality development. The paper uses the main urban area of Chongqing as an example, uses panel data on housing prices from 2018 to 2021, and uses hedonic price models and geographic weighted regression models to explore the effects of river resources on the material environment and society from the perspective of ecological gentrification. The research results show that: Urban rivers have become an important factor affecting housing price. Even in Chongqing, where waterfront water resources are abundant, the phenomenon of “not rare” riverside housing has changed; The gradient difference of river premium in time and space reflects the upgrade of waterfront space from production and living functions to ecological cultural connotation, highlighting the value of culture and ecology; The “medium-gentrifi cation” of residential buildings brought about by high-quality waterfront water has a certain differentiation effect, but the gradient is not very different. Finally, the study puts forward planning suggestions on the functional positioning, planning layout and spatial order of the waterfront space, which is in line with the principles of fairness and harmony in the pursuit of sustainable urban development in China.
