在当前中国城市更新的背景下，研究近现代公共住宅的缘起、发展脉络与遗产价值极具 现实意义。上海是近代居住问题最严重的城市之一，早在20世纪20年代就通过为中低 收入者提供救济型住房，拉开了住房制度转型的序幕。新中国成立以后，上海的公共住 宅得到了空前发展，20世纪50年代的工人新村、20世纪60—70年代的各类新村、20 世纪80—90年代的公共小区以及2000年后多种形式的保障性住房，开辟了一条不同于 商品化的住宅发展道路，形成了紧凑型、社区化的邻里生活，建构了新型的日常空间。文 章通过对上海近现代公共住宅发展和演变历史的梳理，探寻其在空间规划、功能理念、 建筑美学以及邻里关系上的意义，重新认识其在空间遗产、社会遗产和文化遗产上的重 要价值。研究旨在为城市决策者带来一些观念上的突破，实现对这些存量住宅的价值重估， 推动社区居民的自主改造与自主更新，以保卫日常空间，保卫普通市民的生活。 - 关键词：
公共住宅；日常空间；城市更新；遗产价值；上海； - Abstract: In the context of contemporary urban renewal in China, studying the origins, developmental trajectory, and heritage value of modern public housing holds significant practical relevance. Shanghai, as one of the cities with the most severe housing issues in modern China, initiated its housing system transformation as early as the 1920s by providing relief housing for low- and middle-income groups. After the founding of the People’s Republic of China, public housing in Shanghai experienced unprecedented development. This includes workers’ new villages in the 1950s, various types of new villages in the 1960s and 1970s, public housing complexes in the 1980s and 1990s, and diverse forms of affordable housing after 2000. This development charted a path distinct from commodified housing, forming compact, community-based neighborhood lifestyles and constructing novel everyday spaces. This article reviews the history of the development and evolution of Shanghai’s modern public housing to explore its significance in terms of spatial planning, functional philosophy, architectural aesthetics, and neighborhood relations. It re-evaluates the spatial, social, and cultural heritage values of these housing forms. The study aims to provide urban policymakers with conceptual breakthroughs, facilitating a reevaluation of the value of existing housing stock. It seeks to promote autonomous renovation and renewal by community residents, ultimately defending everyday spaces and protecting the living environments of ordinary citizens.
